You must bring in the payment into our office in the form of cash, money order or check. We do not accept credit cards at this time.
ONE APPLICATION GOOD FOR ANY OF OUR RENTALS
We deal with long term rentals; minimum six months upon occupying. The deposit is equal to a month’s rent. All of our rentals are available now unless otherwise noted. We do not “hold” rentals until we schedule a showing and you are able to view it. If you do not need a rental until later, please check back with us at that time.
We have a “NO PETS” policy. Our rentals are not HUD / Section 8 approved at this time.
Once you have found a rental property you are interested in, please follow the steps below:
1. Visit the neighborhood: Drive by and check out the neighborhood of the rental(s) you’re interested in.
2. Fill out a rental application. One application good for any of our rentals. All occupants MUST be listed on the rental application. You may download an application from this website, fill it out online (below) or pick it up at our office. Please list ALL occupants on the application. Fill out ALL sections on application.
- Submit a credit report: If you can provide a current credit report PER ADULT, there is no fee. Once a year, you can obtain a free credit report at www.annualcreditreport.com. If you would like us to run one for you, we charge $20.00 per person. Payments for credit report must be made by cash, money order or check. We need the DETAILS of the credit report, not the score.
- Criteria: On approved credit. If past due amount is more than $1000, court judgments, collections, or more than 3 delinquencies it will not be approved. We also check to make sure your income is sufficient to pay the rent. If you have landlord evictions, it will NOT be approved. Must have sufficient income that nets twice the rent amount. Even if you don’t have credit, we still run a credit check. Co-signers must meet above criteria and be on the lease as well.
- Schedule a showing
Once your application is approved, we will schedule a showing of the property. Showings are scheduled Monday – Friday, between 9:00am – 4:00pm. We do not show on the weekends.
